Home Equity

The portion of a home's value that the owner actually owns, after subtracting any mortgage balance.

Equity increases as the mortgage balance is paid down and/or as the home's market value rises. Homeowners can borrow against equity through a home equity loan or home equity line of credit (HELOC), using the home as collateral, though this increases the total debt secured against the property.
