Cap Rate (Capitalization Rate)

A metric used to estimate the potential return on an income-producing real estate investment.

Calculated by dividing a property's annual net operating income by its current market value, cap rate is expressed as a percentage and used to compare the relative value of different investment properties. A higher cap rate generally suggests higher potential return but often also higher risk.
